We pride ourselves on being 100% accessible to our guests and homeowners. Our staff is in office 7-days a week, plus after hours thanks to our 24-hour emergency line. We consider our reservationists to be ambassadors of the Great Ocean Condos and Homes brand. Our team’s strength is in professional customer support and the willingness to go above and beyond for each guest. Reservationists are fully equipped to handle every aspect of the traveler’s vacation journey; from the booking process to service calls. Rental Rate Management

The entire goal of a vacation rental is to generate revenue and become a fantastic source of income… that’s why we’ve spent years crafting a detailed, data-based rate structure! Each week of the year has a different rate that correlates with New Smyrna Beach’s historical paid occupancy and the average daily rate of your property’s comp set. While we’re proud of our hard-earned expertise, we certainly are no match compared to the rate technology we employ. Our tools allow rates to be dynamic and flexible with market trends. Our rate specialists keep track of how your property is performing and adjust accordingly to maximize rental revenue.

How We Set Rates

  1. We assess your property’s view, interior updates, amenities, and location.

  4. We set your rates at the right percentage based on our specialized rate table. Our rate table is based on NSB data that shows what weeks perform best and which don’t. Every week of the year has a different rate that correlates with demand.
  5. Rates constantly adjust! Specific dates are increased/decreased based on current trends in the market.

Cleaning And Maintenance

Homeowners are often surprised at the frequent upkeep vacation rentals require, which is why we offer full cleaning and maintenance services. Every property is assigned a specific cleaning team that we contract with. We schedule cleanings after every guest departure and require annual deep cleans. In order to maintain our high standards, an inspector visits after each clean to ensure it was performed thoroughly. We also handle minor maintenance issues such as light bulb and air filter replacement, TV troubleshooting, etc. and contract with professionals for larger issues.
