Welcome to Ocean Reef Villas 110, a beautifully renovated, beachy-decor corner oceanfront condo on the first floor. This spacious 3-bedroom, 2-bathroom unit sleeps up to 8 guests comfortably, featuring a primary bedroom with a king bed, a second guest room with two queen beds, and a third guest room with two twin beds. Enjoy floor-to-ceiling windows and sliders that highlight the unobstructed ocean views—your backyard is the beach, creating the feeling of being right on the sand. Ocean Reef Villas is a small complex with 48 units. It features a pool and kiddie pool overlooking the driving part of New Smyrna Beach.

Since Ocean Reed Villas is located on the Northern end of New Smyrna's 13 miles of beautiful white sandy beaches, it is near Ponce Inlet- the best spot for surfing on the island. Deep sea fishing trips embark from Ponce Inlet, as well. Of course, for longer day trips, Central Florida's world-famous attractions- think Disney, Sea World, and Universal Studios- are just a 1 - 1 ½ hour drive away.

The unit was in a great location with a great view. However, when we arrived we discovered that the roof was being worked on, which limited our easy access to the pool, caused us to have to take a detour from the parking lot to our unit, and had our sleep disturbed by pounding early in the morning. Additionally, there was excavating equipment obstructing our view of the ocean due to dredging sand to build up the beach. None of this was communicated to us prior to our stay so it didn't sit well with me. The unit itself was fantastic with lots of updates. However, we paid a premium price for the convenience and the location and this part didn't play out. We also had a run in with a neighbor who wanted to tell us what we could and couldn't do. The joy of the trip was definitely diminished by all the frustrations of construction and limited access. We did get a partial refund but communication on the front end would have been preferred. The host stated they didn't get the email from the building management. We love Ocean Reef and have stayed here for 30 years but this unit was a splurge for us to travel with extended family. The pool was awesome, as usual. The rooms were very nice and the kitchen was fully stocked. Nice, updated appliances. Minus the construction, it would have been worth the money.

We love Ocean Reef 110 for the best beach vacation possible.

We have stayed in this condo several times but the experience was much nicer with Great Ocean Condos than the former management company. The condo was cleaner and the electronic door lock and text messages made it much easier to check in. The condo is very comfortable with plenty of beach towels and toys for the kids. You can't ask for a more convenient location. It's a 1 mile walk to Flagler Avenue where all the restaurant and shops are located. It's a short walk to Publix and Walgreens. You can't find a property that is closer to the beach. We love this unit on the first floor for the convenience of getting to and from the beach and sparkling clean pool. It's very quiet and never crowded. We are very lucky to have found this gem several years ago. There isn't anything not to like.
